Here are some useful tips to help you interpret the information in the map and the Excel data base.
Legal operation of an STR has two components:

Zoning: A property is eligible to operate a STR by "right" if the property is in the Tourist Overlay District, but NOT in a Historic Neighborhood. This means that the property owner must only qualify for a business license. Otherwise, a property owner must apply for a "Special Exception" and must be approved by the Zoning Board of Adjustment at a public hearing.

Business License: A property owner must obtain a business license, which is conditioned (among other things) on passing a health and safety inspection.
Besides the homeowner, some properties list a property manager.
The property manager oversees the rental of the property for the homeowner. Both the manager and the homeowner should be contacted if you have questions or concerns.
What's NOT available on Gameday Next Door:
This site only includes single family homes that have been granted a special exception by the ZBA since May 2019 or homes that were licensed prior to that date in the City of Tuscaloosa. It does not include apartments or multi-family dwellings. It does not include properties outside of the city limits. For homes licensed prior to May, 2019, we have contact information, but do not yet have information on the conditions of the license.
